Inspections - Stocking Certificate of Occupancy Application

Purpose

A Stocking Certificate of Occupancy (SCO) permits occupancy of non-construction personnel inside the building for the sole purpose of stocking the building with furniture, fixtures, equipment, shelves and racks of merchandise. No public is allowed, no other occupancy is allowed. All trades including building, plumbing, mechanical, electrical and fire must give their approvals for the SCO. There can be no overhead work being performed, and there can be no life-safety issues.

Equipment that is essentially required as part of the business process and typically indicated on the approved plan does not require a SCO (examples of items not subject to a SCO include commercial freezers, coolers, cooking equipment, point-of-sales equipment, and similar equipment); however, they do require coordination with the field inspector to ensure access to all areas for inspections.

NOTE: Stocking Certificates of Occupancy are not applicable to One- and Two- Family Dwellings nor Townhome units.

Application Information

This request is for authorization to stock the building at the following location prior to the Certificate of Occupancy and subject to the Stocking Conditions.

Stocking Conditions

  • All sprinkler, smoke detection and fire alarm systems, if applicable, are operable and have been tested and verified by the Fire Inspector.
  • The number of people that will be involved in the stocking process will be limited to 10 people according to NFPA 101 Standards 2012 Life Safety Code.
  • This is not a Certificate of Occupancy. The building cannot open to the public or be occupied in any manner (by employees, applicants, etc.) until the Certificate of Occupancy is obtained. A Certificate of Occupancy cannot be issued until all applicable trades (Building, Plumbing, Mechanical, Electrical and Fire) have conducted and approved their respective final inspections, and all site conditions have been approved.
  • Stocking cannot occur until all required disciplines have performed and approved the stocking inspection for their respective trade and the Stocking CO has been issued.
  • Any violation of the above-listed conditions will result in the voiding of the Stocking CO and removal of the stock, furniture, etc., from the building.
  • The General Contractor is responsible for coordinating with all trades, scheduling all inspections online, and taking full responsibility for all re-inspection fees that may incur.
  • The Stocking CO Application Fee ($100) is non-refundable and non-transferable.
  • This Stocking CO Application will expire in 90 days and will be voided if the Stocking CO is not issued.
